Brent Cross 1.4 billion pound expansion unveiled

Hammerson and Standard Life have unveiled plans for a 1.4 billion pound redevelopment of Brent Cross Shopping Centre in North London, as it looks to “meet the needs of its shoppers for the future”.

The proposed plans will see Brent Cross shopping centre doubling in size to provide space for over 200 extra retail brands, 40 new restaurants, a cinema complex and hotel accommodation. The modernisation plan, which is expected to provide 5,000 construction jobs and up to 3,500 retail jobs, has been revealed for public consultation ahead of a detailed planning application being submitted next spring.

Whilst doubling the size of the existing shopping centre, John Lewis and Fenwick will be retained and a new Marks and Spencer anchor store will be delivered. All three were part of the original Brent Cross when it opened in 1976.

Other elements of the redevelopment include enlarging and relocating the bus station, improving public spaces including a new Riverside Park and town square that will become a hub for leisure and entertainment activities, as well as introducing new homes.

Under the current plan it hopes to submit applications in 2017, allowing for a 2018 start on site for Brent Cross with an expected completion in 2021/2022.

The plans are part of a larger 4.5 billion pound regeneration plan for Brent Cross and Cricklewood, for which Hammerson and Standard Life Investments already has outline planning consent, granted in 2010.

Peter Cole, chief investment officer for Hammerson said: “Brent Cross has been an iconic part of retail in London and the local community for 40 years. The challenge we have set the design team is to create a destination for the best global brands and experiences and at the same time still retain Brent Cross’ distinctive character and personal touch which can be enjoyed by future generations.”

James Stevens, head of UK development, Standard Life Investments, added: “Our plans for Brent Cross London are exciting and ambitious. We really welcome feedback as this is a major investment and we want to make the most of the opportunity to enhance one of London’s best-loved shopping destinations.”

A public consultation on the proposal will be held from November 3 through to November 8 at Brent Cross Shopping Centre and Hendon Leisure Centre.
